From $450 per unit
Real Estate, Move-In, Move-Out and Post-Construction
Turnover cleans for agents, landlords and owners, from $450 a unit up to 2,000 square feet. Microwave, ceiling fans, light fixtures, baseboards and window sills are included.
What a turnover has to pass before the next person walks in
An empty unit has nowhere to hide. The next tenant, buyer or agent sees every sill, every corner of the oven and every bathroom fixture in full daylight with no furniture to look at instead. Kitchens and baths get the hardest look, so they get the longest one. The work runs from the high things down to the floors, with the vacuum and mop last, so the floors are the last thing touched.
Post-construction units add a different problem: fine dust that settles on ledges, vents, sills and baseboards. It gets dry work first and wet work after, so it is lifted away instead of smeared into a film. Alex worked trauma bays as a nurse, where a surface is either clean or it is not, and she brings that standard to rental turnovers across Chattanooga.

What is included, what is not, and what is priced on its own
The microwave, ceiling fans, light fixtures, light covers, baseboards and window sills come with the clean at no extra charge. Fans, fixtures and covers are complimentary on ceilings no higher than 8 feet. Refrigerator, range, and cabinet and drawer interiors and exteriors are priced separately, because their condition and the time they take vary so much from one unit to the next.
Some things are not part of any contracted service: blinds, windows, porches and patios, hauling and disposal of large furniture, hauling and disposal of trash, and carpet cleaning other than vacuuming. Knowing that up front keeps a turnover from stalling on the last day. The chart below sets the two lists side by side.
From $450 a unit, and how larger units are handled
Pricing starts at $450 per unit, for units of 2,000 square feet or less. All cleaning products and equipment are supplied, and consultations are free, so you can ask what a particular unit needs before you commit to anything.
A unit larger than 2,000 square feet is scheduled by phone or email instead of off a price list. Call (423) 596-7632 with the size and the condition, and the appliances and cabinets are priced to match. Each invoice then itemises what was cleaned, which suits an agent or landlord who needs to show what a turnover covered. Service is for Chattanooga and the greater metropolitan area only.
From $450 per unit up to 2,000 square feet. Free consultation. Itemised invoice. Call (423) 596-7632.
